This third lecture in the Development Appraisal series looks at more sophisticated techniques, refinement and accuracy. The lecture will consider:
- The use of sensitivity analysis
- The use of cash flow techniques
- The importance of IRR as a measure of profitability
- Refinement and the interpretation of appraisal results
- Tracking development in the course of construction
In addition the lectue will also review some of the available property development software.

This lecture builds on the first lecture in the series (see 13th October) and looks in detail at the component inputs and detailed calculations in an appraisal. It considers:
- The calculation of the assumed value for the completed development
- The detailed breakdown and build up of development costs
- The profit margin and other outputs
- Timing and the impact of the programme on the ouputs
- The interpretation of the results
- Dealing with inflation and growth
The lecture will examine a number of worked case studies that focus on different scenarios.

This lecture is the first in a series of four - Part 2 is on the 21st October, Part 3 on the 27th October and the last is on the 15th November. This lecture looks at how to value property which is suitable for development or refurbishment. In particular it examines:
- The difference between a development appraisal, residual valuation, feasibility study, viability study and a comparable valuation
- The different between land speculation and property development
- Risk management and the necessity for profit
- The various purposes for which such studies are undertaken for whom and by whom
- What is considered good practice? What guidance is available?
- What data you require before you start such an exercise and who should provide it?
- The volatility and interpretation of the results

The Carbon Reduction Commitment Energy Efficiency Scheme (CRC for short) forms part of the UK Government’s drive towards a low carbon economy and is intended to encourage energy efficiency in larger energy users. From 1 April 2010, most medium to large energy users will be required to measure and report their energy usage (including electricity, gas and fuel oil). From 1 April 2011, many will also be required to purchase emissions allowances, which will effectively act as permits to emit a given amount of carbon dioxide. Smaller organisations that are not subject to the CRC may need to make an information disclosure each year as to the amount of energy used, and will probably need to join the next phase of the scheme.

Architecture - like all built environment professions - is highly dependent on other people and other forces.
